Labs Public Beta, 10/5/11
While UAD Reader is in its labs beta stage, our team is working daily to refine and improve this versatile app. There are a number of things we're tweaking, things we know don't quite work 100% yet, and that we still want to add as well. We update the list below in near real-time so both you our customer, as well as our own staff, are always on the same page. When opening a UAD XML file, UAD Reader shows you the embedded PDF, and allows you to view the XML, and see it displayed in a friendly view on an appraisal form. Additionally, you can view any errors in the same way, and view the UAD Library for helpful information and resources.
UAD Reader will read the following appraisal form types:
- URAR — 1004
- Exterior-Only — 2055
- Condo — 1073 (Coming soon)
- Exterior-Only Condo — 1075 (Coming soon)
- Manufactured Home — 1004C
- Small Income — 1025
- Cooperative — 2090
- Exterior-Only Cooperative — 2095
Known Issues:
If you've chosen to use UAD Reader as a Lender/AMC, we're soon going to be adding functionality for the "Submit to UCDP", "Request Revision", "Send to Borrower", and "My Account" buttons shown on the toolbar. We'll be adding the ability for users to tie their Mercury Network accounts to UAD Reader, so these buttons will be able to perform the tasks indicated by the button names.
When clicking in a UAD field on the form, in many cases a dynamic field expansion opens, showing what the appraiser sees when filling out UAD reports. We'll add the ability to toggle these on and off with a click.
The sample XML file that is currently provided will be improved to better show examples of common errors, and will help lenders and AMCs be more aware of potential issues that can be confusing to appraisers when completing UAD reports.
There's no explanation of what UARR stands for yet. “UARR” stands for “Uniform Appraisal Review Rules”, which is the latest version of our long-standing E&O errors and omissions technology. The UARR moniker surfaced with its inclusion in Mercury Network in 2009.
XML text and UARR rules will be copyable to clipboard for inclusion in comments to vendors or clients.
The “UAD Explained” document is currently written for lenders and appraisers primarily. Future versions will include verbiage more suitable to agents and borrowers.
Jumping to different forms and pages quickly in the XML/UARR form view (the bottom of the split screen) is currently done with the tiny slider bar. We will be adding easier “Jump to…” methods using thumbnails and list boxes.
