Bringing Familiar Functionality into UAD 3.6
We're excited to share the upcoming features and enhancements for UAD 3.6 throughout 2026 and 2027. Our focus is on bringing the robust functionality you rely on for standard forms to the new UAD 3.6 workflow, while also introducing new innovations to boost your productivity.
Phase 4: October - December 2026
SpellCheck October 20
Check the spelling on the entire report at once and incorporate a custom dictionary.
QuickSource - Public Records & SmartExchange 2.6 Data October 27
Incorporate any available and applicable data from public records and SmartExchange comps created in the 2.6 format into UAD 3.6 reports. See below for more information about UAD 3.6 data in SmartExchange.
Desktop Sketch - First Workflow October 29
Labels added for rooms and amenities transfer to the UAD 3.6 report, as well as calculated areas for amentities, levels and dwellings.
QuickSource - MLS Import November
Integrate data you export from the MLS. (Note: updated data mappings for new 3.6 fields will be added as we go.)
Enhanced Mobile File Sync / Merge November
Improved mobile syncing for UAD 3.6 files, with smarter conflict handling so mobile updates merge with desktop changes instead of overwriting them.
SmartExchange in the Side by Side View November
While using TOTAL’s Side by Side view, preview and import available data from your peers and personal database. This includes auto-filling comparable data when an address matches. Data from older 2.6 reports will be transformed into the 3.6 format.
Flood Map Integration November
Incorporate flood maps from Interflood with a streamlined process instead of copy/pasting from the Interflood.com website.
Mobile Checklist WorkFlow December
Create your own checklist of required fields to complete during your UAD 3.6 on-site inspections, ensuring a complete dataset that matches your workflow.

Phase 5: January - March 2027
Photos PowerView
Incorporate a photo-first approach to completing reports with an upgraded Photos PowerView. Easily drop in images from your database or removable device straight into the new URAR without navigating the individual report sections.
Titan Read-Only
Reports automatically synchronize from TOTAL on the desktop and allow you to open and view them in Titan, which is the first step to full feature integration on the web.
Engagement Letter Ingestion
Drop in a PDF of your letter of engagement to automatically jump start a report and incorporate client-specific requirements. (Requires TOTAL Connect Pro)
Import UPD files and MISMO 3.6 XML
Read in data for hybrid reports or import an XML file created outside TOTAL. (Requires TOTAL Connect Pro)
Integrated Mercury Network and AppraisalPort Delivery
Update status and deliver UAD 3.6 reports from within TOTAL without logging in separately through the web and manually uploading. (Requires TOTAL Connect Pro)
Phase 6: April 2027 and Beyond
Standalone Comparables Database
Search for comparables saved in your local system and use them in reports.
Web-based Report Editing
Use Titan Reports on the web to create, edit and deliver UAD 3.6 compliant reports. Automatically sync with your desktop TOTAL, so files are accessible from anywhere, no matter where you created them.
Worksheet PowerView
Integrate data from your UAD 3.6 report into an Excel-like spreadsheet for advanced calculations.
Titan Analytics Adjustment Support
Advanced analytics to support adjustments and communicate clearly to your clients.
Titan Drive Folders and Permissions
In anticipation of a full browser-based solution, have more control over your online file system.
Web-based TOTAL for Mobile Sync
Replaces the current device-based sync process to enable any user in your environment to integrate data captured in TOTAL for Mobile.
Prioritization of Features
While even on the first day of Limited Production (September 8, 2025) you will be able to complete any report where the lender has requested UAD 3.6, many of TOTAL’s time saving features will still be a work in progress and unavailable. This may affect your willingness to be an early adopter on UAD 3.6, and you may wish to hold off on telling your clients you will do UAD 3.6 until the industry as a whole is used to the new format.
