Bringing Familiar Functionality into UAD 3.6
We're excited to share the upcoming features and enhancements for UAD 3.6 throughout 2026. Our focus is on bringing the robust functionality you rely on for standard forms to the new UAD 3.6 workflow, while also introducing new innovations to boost your productivity.
Phase 1: Jan. – March 2026
Launch Edition
Complete UAD 3.6 compliant reports in TOTAL with TOTAL for Mobile integration, built-in picklists, E&O, sketch, Workfile, Maps and Appraisal Desktop integration.
Phase 2: April – June 2026
UAD Guidance
Receive contextual guidance and instructions for UAD 3.6 compliance directly within your workflow, helping you navigate the new report specifications with ease.
Subject Public Records
QuickSource users can integrate comprehensive public records data directly into reports and reduce the amount of data that must be entered manually.
Invoicing
Generate and manage invoices efficiently for your appraisal reports right inside of TOTAL.
Titan Analytics
With the ability to use data from any MLS, Titan Analytics automatically completes the market trends calculations required in the new URAR and generates dozens of different charts to help support your value opinion.
PDF Importing
Directly import multi-page PDF documents as exhibits.
Mobile QuickLists
Access and use a custom set of your favorite responses directly from your mobile device for UAD 3.6 inspections, similar to QuickLists for standard forms.
Desktop QuickLists
Create, edit and rearrange custom responses (or "canned comments") within TOTAL's UAD 3.6 environment.
Desktop Sketching
Enhances TOTAL’s built-in sketcher to use the new areas nomenclature and transfer calculations back to the URAR.
TOTAL Store API
Our API enables 3rd party vendors to integrate their products with TOTAL UAD 3.6 reports, allowing you to use your favorite tools with the new format.
Mobile Photo Powerview / Workflow
Employ a photo-first inspection approach, dramatically improving your on-site efficiency by capturing images without navigating the report.
Mobile Sketching Improvements
Use the sketcher to add rooms, dwellings and amenities to your report when you drop in labels. Navigate the report data entry by double-tapping labels so you can easily add photos and details inline with your sketch workflow.
SmartStart/Merging
Start new UAD 3.6 reports with pre-filled data and merge information from existing templates, ensuring a familiar and efficient report setup process.
Phase 3: Expected in July – Sept. 2026
Comps Side-by-Side
Manage your UAD 3.6 comps in a report using a modern, horizontally scrolling interface, moving beyond the static 3-per-page view of standard forms.
Order Powerview
Save extra data like appointment contacts and inspection times directly into your UAD 3.6 file.
Photos PowerView
Incorporate a photo-first approach to completing reports with an upgraded Photos PowerView. Easily drop in images from your database or removable device straight into the new URAR without navigating the individual report sections.
Timeline
Prevent data loss in your UAD 3.6 reports by viewing previous snapshots and restoring earlier versions.
Mobile Checklist
Create your own checklist of required fields to complete during your UAD 3.6 on-site inspections, ensuring a complete dataset that matches your workflow.

Phase 4: Late 2026 and Beyond

Integrate data from your UAD 3.6 report into an Excel-like spreadsheet for advanced calculations.
Flood Map Integration
Incorporate flood maps from Interflood with a streamlined process instead of copy/pasting from the Interflood.com website.
Web-based Report Editing
Use Titan Reports on the web to create, edit and deliver UAD 3.6 compliant reports. Automatically sync with your desktop TOTAL, so files are accessible from anywhere, no matter where you created them.
AI Integration
Incorporate AI into your workflow by automating data input for property characteristics based on inspection photos you take.
Prioritization of Features
While even on the first day of Limited Production (September 8, 2025) you will be able to complete any report where the lender has requested UAD 3.6, many of TOTAL’s time saving features will still be a work in progress and unavailable. This may affect your willingness to be an early adopter on UAD 3.6, and you may wish to hold off on telling your clients you will do UAD 3.6 until the industry as a whole is used to the new format.
