Changes in a la mode tools for UAD 3.6
The UAD 3.6 mandate brings significant changes to how appraisers complete and deliver reports—and a la mode is committed to making that transition as smooth as possible.
At the heart of the change is a brand-new, dynamic URAR report that replaces the 12 most commonly used forms. Unlike the static forms appraisers are used to, this new format adapts in real time—showing or hiding fields based on your entries. Because only about 6% of the fields match between the old and new formats, existing templates and canned comments will need to be rebuilt from the ground up.
We’re actively building the tools appraisers will need to succeed with UAD 3.6. That includes a redesigned data entry experience, smarter workflows, and a mobile-first approach that helps you complete reports more efficiently—especially in the field. Our goal is to reduce friction, eliminate guesswork, and give you confidence that your reports are complete and compliant the first time through. We’re also working closely with appraisers to ensure the tools we deliver reflect the way you actually work.
Since the new URAR introduces more conditional logic and required fields, TOTAL for Mobile is being enhanced to guide appraisers through the process on-site—helping ensure all necessary data is captured the first time, without return visits.
With that context in mind, many of the features available for legacy forms won’t be immediately available in the UAD 3.6 Reports, so here’s a proposed timeline for the rollout of UAD 3.6 features.
Phase 1: Limited Production (September 2025)
UAD 3.6 Report Creation
This includes maps, sketches, and photos for Multi-family, Coop, Condo, SFR, Manufactured, Completion, and Limited UAD 3.6 report in XML and PDF.
TOTAL for Mobile Data Collection
TOTAL for Mobile will natively use the new UAD 3.6 dataset and guide the appraiser through ensuring all required information is gathered at the property, including photos - and then sync the data back into the appraisal in TOTAL.
QuickLists
Assign hot keys to common standard responses. Since there is virtually no overlap between the old and new fields, QuickLists won’t be automatically converted.
E&O
TOTAL will have an E&O specific to the new UAD 3.6 fields, rules, and compliance requirements - as well as the usual standard rules and bias warning.
Phase 2: Expected by January 2026
Generate invoices for UAD 3.6 reports
Since the new URAR does not support additional addenda pages, including invoices, appraisers will need to invoice their clients separately. TOTAL will help you do that.
UAD 3.6 Real-Time Validation
Ensure compliance with MISMO 3.6 standards for completeness while you type instead of waiting for our E&O module to flag errors.
Workfile PowerView
TOTAL’s Digital Workfile is the key to being paperless since you can easily store extra artifacts right with your report file, eliminating the need to have external folders you manage manually.
Titan Analytics Integration
The URAR has a new Market section. Titan Analytics is being upgraded to perform necessary calculations from data you export from your MLS to complete the new fields and create charts specified by the
TOTAL Store Vendors
Each vendor in the TOTAL Store will need to upgrade their tools to work with the dynamic report. Support for upgraded integrations will begin during this phase.
QuickSource Subject Public Records
With all the extra required data points in the new URAR, QuickSource saves you time by prefilling information in your subject.
PDF Import
Easily convert single or multi-page PDF files into image exhibits.
Phase 3: Expected by April 2026
Comps Side-by-Side
The Side-by-Side PowerView enables you to scroll through all your comps horizontally instead of three per page like the report output.
Assignment PowerView
Includes contacts database and invoice management.
Secure signing
Gain an extra level of security to know your report hasn’t been tampered with.
AppraisalPort and Mercury delivery
Instead of manually uploading ZIP files, TOTAL Connect Pro will have integrated plugins to enable this functionality from within TOTAL.
Photos PowerView
Instead of having dedicated photo pages, the new URAR incorporates photo exhibits into each of its 29 possible sections. An updated Photos PowerView based on sections, rather than forms, combined with image analytics, allows an appraiser to drag images in from their camera roll or other external source.
Worksheet PowerView
Integrate Excel formulae into your report fields for custom calculations or transfers.
Phase 4: Expected by July 2026
Import 3rd Party UAD 3.6 XML
When provided a .ZIP file with UAD 3.6 data and photos, an appraiser will be able to import that data into TOTAL and edit it.
Comps Database
Once the Side-by-Side view is in place, we will be able to integrate SmartAdjust, SmartAddress and the Comps Database.
QuickSource Integration
Reconcile data from multiple sources (MLS import, SmartExchange, Comps Database, Public Records) in the Side-by-Side Comps Grid.
Full Titan Integration
Create, edit and deliver files from within Titan Reports.
Timeline and Undo
In TOTAL, make use of the timeline and undo functions in UAD 3.6 reports just as you do in legacy forms.
Integration of sketcher areas
As you sketch ADUs, structures and levels, values can be transferred into the expanded fields now required in the UAD 3.6 report.
Prioritization of Features
While even on the first day of Limited Production (September 8, 2025) you will be able to complete any report where the lender has requested UAD 3.6, many of TOTAL’s time saving features will still be a work in progress and unavailable. This may affect your willingness to be an early adopter on UAD 3.6, and you may wish to hold off on telling your clients you will do UAD 3.6 until the industry as a whole is used to the new format.
